Do you provide home inspections in Charlotte and Monroe?

What does the liabilty paragraph say about your responsibility?
Although the paragraph in our inspection contract limits the liability to the inspection fee, it does not excuse an inspector from their responsibility to report findings. The State does require a home inspector to perform a minimum of duties. Those duties are accessible on the web.

Why are air conditioners not tested in the winter?
When temperatures are below 50 degress, the oil in the compressor hardens and causes the piston in the compressor to slow start. The slow start can damage the compressor. In order to test the air conditioner, we require the outdoor tempersature to be 60 degrees or above for a 24 hour period.

Is mold reported?
Yes. However, we do not analyze the type or condition of mold. Mold is a result of elevated moisture. It is the elevated moisture that is reported.

Do you offer warranties?
No. However, we do offer a guarantee of our service. If you need a warranty, we recommend purchasing it from a third party provider. Warrantees can range from $350.00 to $550.00 and are recommended when the appliances are aged.

How long does it take to perform a home inspection?
A typical inspection takes 2.5 to 3 hours. Larger or older homes can take 4 to 5 hours.

Can I get a lost report?
Absolutely. North Carolina requires home inspectors to retain all records for thee years. Your report cycles off the web after 30 days, but we can re-load it by request.

Does HATS Inspector share Client's findings with others?
No. We are only allowed to give the inspection findings to our client (the person who signed our home inspection contract). As our client, the information is yours alone and then you decide who to give the key code to in order to view your report. In most cases, however, your Realtor would also have a copy.

What if my report gets transferred to the next buyer?
This should not happen. Your report is legally copyrighted and is the property of the Client. It cannot be passed on to anyone else without your permission. Though not the case in the past, some law suits have risen against persons passing on sensitive information without the owner's permission.

What if the inspector misses something on the inspection?
Hopefully, that will not happen. But, if it does, you need to contact us by telephone or email explaining the issue. We recommend that you review your report. If there is an issue, we will re-visit the site, evaluate the issue and return a response within 24 hours.Customer satisfaction is important to us.
